US Dept of Commerce, Minority Business Development Agency (MBDA), Washington Business Center, Tacoma, WA:

Consultant engaged to provide project management, advisory, and consultant services for the implementation and operation of the FY 23 Non-Competitive Rural Business Supplements MBDA grants in Central and Eastern WA.  This project was carried out in partnership with the Multi-Ethnic Business Association (AHANA), the Yakima County Development Agency, and the Central Washington Hispanic Chamber of Commerce.

Multi-Ethnic Business Association (d/b/a/ AHANA), Spokane, WA:

GBD was engaged to provide project management, consulting, and proposal development services to secure a Technical Assistance and Small Business Grant Program for implementation in Eastern and Central WA. $2,000,000 in federal funding was awarded by the WA Dept. of Commerce to develop and implement the Program.

WA St Office of Minority Women’s Business Enterprises (OMWBE), Olympia, WA:

GBD provided technical assistance and consultation for the development and implementation of a master outreach plan for increasing minority contractor Certification in Central, Eastern, and SW Washington.

US Small Business Administration, Office of International Trade, Washington, DC:

GBD served as the lead Consultant agency (Sub-Contractor) and worked with SBA staff, other US consultants and representatives from the government of Tunisia to develop a national, small business development program and infrastructure for the country of Tunisia in northern Africa.  The project received funding from the US State Department and management oversight was by the SBA’s Office of International Trade.

WA St Office of Minority Women’s Business Enterprises (OMWBE), Olympia, WA:

GBD provided consultation to the WA State Office of Minority Business Enterprises to develop a $6.2 million for OMWBE supplemental budget.  In addition, GBD also provided consultation services for OMWBE’s organizational development and change management plans.

Life Manor Assisted Living (an affiliate of Life Center of Tacoma), Tacoma, WA:

Under a teaming agreement with Blaker Consulting (BC), GBD and BC conducted an assessment plan of the organizational, operational, marketing, and financial performance for Life Manor’s senior assisted living residence.  Major recommendations for improvement were provided to Life Manor’s Board of Directors for implementation.

PROPERTY DEVELOPMENT

GBD is experienced in real estate development and specializes in the development of senior assisted living and independent living apartments and communities.  Whether building a property from the ground up, renovating an existing property, or converting properties to serve a different function, GBD strives to achieve optimal development outcomes.

Dept-Commerce

WA St. Dept. of Commerce (DOC), Olympia, WA:

GBD was the prime contractor under a $250,000 contract award from the DOC for preparing a preconstruction development plan (PCDP) for the Seattle Vocational Institute (SVI), a 6-story building vocational training center in Seattle, WA. The City of Seattle also provided $200,000 in additional funding. The contract scope of work included structural integrity assessments, market analysis, and building operating system plans, engineering and design plan priorities, initial design and construction cost estimates, along with the development of as-built square footage estimates and drawings developed in the field. Total estimated construction costs were approximately $40 million as of 2020.

In addition, the scope of work included the development of an organizational structure, governance, and staffing plan for a newly created organizational that would own the for the SVI building. The new organization was named the Central District Community Preservation & Development Authority (CD CPDA) under HB 1918, passed by the 2019 WA legislature. GBD facilitated the title transfer of the SVI from Seattle Central College to the newly created CPDA.

The Cannon House Senior Assisted Living Residence, Seattle, WA:

GBD developed and managed the construction of this $14.1 M, five (5) story, 120 apartment-unit facility, 94,200 square foot senior assisted living facility.

Life Manor Assisted Living (an affiliate of Life Center of Tacoma), Tacoma, WA:

GBD was engaged under a long-term contract to plan, develop, staff and manage the over-all operations of this 57-apartment unit senior assisted living residence. This included managing a $1.8 million operating budget, marketing and enrollment of new residents, state licensure compliance and physical plant maintenance, repairs and building improvements.

The Cannon House Senior Assisted Living Residence, Seattle, WA:

GBD managed the building and operations with a staff of 42 FTEs, and a $3 million annual operating budget.
